HI, I'M REBECCA

When I started investing in property in 2014, I was a trainee accountant with one simple goal: to build a pension pot for retirement. But everything changed with the birth of our first daughter. What began as a side hustle quickly became the vehicle that allowed my husband, Jolly, to leave his job as a builder, and eventually enabled me to walk away from corporate life in 2024.

Fast forward to today, and we’ve built a successful property business made up of HMOs, buy-to-lets, and flips - all while raising three young children (three under three at one point!). That experience has made me deeply passionate about helping others build a business that supports the lifestyle they want, without burning out in the process.

My background as a Chartered Accountant and Chartered Tax Advisor has given me a deep understanding of the numbers behind a deal. I’ve advised everyone from owner-managed businesses to FTSE 100 companies, including working in-house for one of the UK’s listed housebuilders. But what sets me apart is my energy, positivity and no-nonsense approach. I love helping people get unstuck, gain confidence, and take clear, focused action.

I love helping investors navigate Article 4 areas,whether that be student or professional lets. If you're feeling overwhelmed by compliance, unsure how to assess deals, or struggling to make sense of how it all fits together - I’ll help you cut through the noise and build a plan you can actually follow.

Outside of property, I’m a big believer in wellness and balance. I’m a Hyrox competitor, marathon runner and dedicated mum. I know what it’s like to spin a lot of plates, and I’m living proof that you can grow a successful HMO business alongside a busy life, if you’ve got the right support.

In 2023, I was awarded "Best Newcomer" at the Prosperity Network Awards - a proud moment that reflected years of juggling, resilience and consistent progress. But more than any award, what I value most is helping others realise what they’re capable of when they get clear on their goals and back themselves.

HOW DOES IT WORK?

The mentorship programme is designed to seamlessly integrate with The HMO Roadmap’s digital ecosystem, providing you with the framework for optimal progression and ensuring you have the 1-2-1 support and guidance you need, alongside an extensive library of on-demand educational resources.

Strategy Session

We’ll kick things off with a 1-2-1 session over Zoom, where we’ll get clear on a few things:

  • What you want to achieve
  • What’s holding you back
  • What resources you’ve got available

By the end of this session, we’ll have mapped out your short, medium and long-term goals, and started shaping a plan to get you there.

We’ll Meet Every 2 Weeks

These are focused, practical sessions. We’ll review what you’ve done, tackle any roadblocks and keep building your knowledge. I’ll share what’s worked for me (and what hasn’t), so you don’t waste time reinventing the wheel.

You’ll keep learning between sessions too

You’ll get signposted to relevant content in The HMO Roadmap, and I’ll make sure you’re focusing on what’s most relevant to you at each stage. This isn’t a course you passively watch – we’ll be applying things live, as you work on your own deals.

And I’ll hold you accountable

These sessions aren’t just a nice catch-up – they’re there to keep you focused, making progress, and turning your goals into actual results.
