When I first stepped into the HMO market in 2009, my objective was clear; I wanted to build a highly profitable, income-generating business that could stand the test of time, something that gave me the freedom of time and choice to enjoy life on my terms. After over 15 years investing in property, this goal has not only shaped my life and journey but has become the cornerstone of what I now aim to pass on to aspiring investors, like you!
My quest has led me to purchase, refurbish, and manage hundreds of HMOs all over the UK, catering to both student and professional markets, and raising millions of pounds of private investment along the way. My experience spans from smaller 3-bedroom HMO properties to much larger 25+ bedroom buildings, but one thing has been consistent! Every deal has been an essential lesson in the art of building a successful property business.
In addition to my own portfolio, in 2016 I also founded what would become one of the fastest-growing investment and management agencies for HMOs in the UK. This business marked a significant chapter for me during which I shifted from ‘individual investor’ to the leader of a thriving team, managing thousands of tenancies and hundreds of shareholders!
After scaling the company up, I successfully exited that business in 2023, a decision that aligned with the evolution of my interests and the growth of my educational initiatives. By that time, The HMO Roadmap’s ecosystem had already been established as a cornerstone in training and mentoring the next wave of HMO investors, and parallel to this, my extensive involvement in commercial-to-residential developments had expanded to become a £40m initiative.
This journey, which started from nothing more than an idea, has taught me the importance of not just dreaming big, but how much easier and faster the process of building a property business can be if you have the right person to show you how!

HOW DOES IT WORK?
The mentorship programme is designed to seamlessly integrate with The HMO Roadmap’s digital ecosystem, providing you with the framework for optimal progression and ensuring you have the 1-2-1 support and guidance you need, alongside an extensive library of on-demand educational resources.
Strategy Session
Your mentorship programme will begin with an in-depth 1-2-1 strategy session online that helps us both understand and determine what you want to achieve, what limitations you may face and what resources you have at hand.
This session is essential to enable us to begin building your personalised roadmap.
We’ll record our findings and agree on your short, medium and long-term goals, and begin to discuss exactly how we’re going to achieve them!
We’ll Meet Every 2 Weeks
From that point on, we'll meet online for 1-2-1 mentorship sessions every 2 weeks.
During these structured sessions, we’ll review the progress you have made, we’ll continue to develop your knowledge and learning, and I’ll provide you with guidance and support to overcome the inevitable challenges that we should expect to find as you implement your knowledge. Most importantly, I’ll continue to impart my experience so you can confidently progress towards your goals.
- Dynamic Learning: Continual education is key. You'll get hands-on teaching that adapts to your needs and evolves with you, with bespoke guidance and direction to specific resources within The HMO Roadmap for deeper learning.
- Practical Implementation: Armed with strategies from "The HMO Roadmap," you'll apply what you learn in real-time. I'll be there to guide you at every decision point, ensuring you're confident and prepared.
- Accountable Progress: Our regular sessions serve as a powerful accountability tool, keeping you focused and active on your path to success. They're not just check-ins; they're strategic planning sessions that ensure you're consistently moving towards your goals.
The Support And Flexibility You Need
The Mentorship Programme is a six-month commitment to ensure that both mentor and mentee can thoroughly engage in the process of learning, implementing, and seeing the positive changes unfold.
At the end of the six months, the choice is yours. You're welcome to extend the mentorship on a month-to-month basis, offering you the continuity and support for as long as you need it. Or, if you're ready to apply your learnings more independently, you can choose to ‘step down’ to The HMO Roadmap, maintaining access to its extensive resources and ongoing support, including regular group drop-in sessions with me.
If you find yourself facing new challenges or seeking to advance your portfolio further, as a previous mentee, you'll be welcome to ‘step-up’ and re-join the 1-2-1 mentorship programme at any time, with a minimum re-commitment of just one month.
This unique flexibility that we offer ensures that you can receive tailored support at any stage of your property investment journey, stepping up or down as it suits your personal, and professional growth.
