We are Bristol based property developers with experience across a wide range of property strategies. Starting with SA’s and Buy-to Lets, we then moved into more complex deals which include a grade 2 listed chapel and commercial to residential conversions. However, our core focus has been on flips as a means to generate capital which we then use to build our HMO portfolio.

Our property journey started in 2014 when Lucy inherited a property in West Wales. We had just left university and had no experience, training or property knowledge, but we decided to convert the property into two separate units and rent them out on AirBnB.

We did most of the work ourselves, utilising Jake’s skillset from working in the kitchen and home improvement industry.

Without knowing any other way, we started climbing the corporate ladder whilst saving money to renovate and repeatedly flip our own home alongside the day jobs to generate capital.

In 2018, we started to think a little bigger so we set up our limited company and Innova Property was born. 

Since then, we have built a multimillion-pound property portfolio which has enabled both of us to leave our corporate jobs, as well as travel around Europe while working and managing the business remotely.

Our no compromise approach has resulted in a portfolio and business we are proud of and led to us being awarded the South-West HMO investor of the year at the HMO Awards 2022 and to be invited onto several podcasts to share our story, as well as talking at local property events, and being featured in various magazines over the last few years.

Early in our property journey, we made a conscious decision that we would need to work with and learn from other investors if we were going to build a profitable portfolio.

Working in isolation, it took us 18 months to progress from our first to second project. The rate of growth was slow and looking back now, we made loads of mistakes that could have been avoided.

Thankfully, we decided to actively seek out networking groups, masterminds, and individuals to absorb as much advice and experience as we could from others who had already done what we were looking to achieve.

The resulting motivation, guidance and advice we gained allowed us to scale the volume and size of our projects up. While nothing in property is quick, we were certainly able to grow our business faster due to the help of individuals around us, enabling us to make better informed decisions, be more confident in our approach and take some well balanced risks.

During our 1-2-1 sessions, we will start by working with you to set and refine your vision and strategy, and break this down into personalised goals and objectives.

We’ll keep you accountable to the vision, brainstorm new ideas and give advice on the lessons learnt from our previous and current successes and challenges.

The HMO FastTrack is divided into two parts. The first is a condensed strategy session and the second part is a monthly support programme.

Strategy Session

We start with an in depth strategy session that enables both sides to understand and determine what you want to achieve, what limitations you face and what resources you have at hand. This session enables us to build your personalised roadmap which is what we'll take forwards into the second part of The HMO FastTrack.

£500 + VAT

Monthly Support

The monthly support programme will start 2 weeks after the strategy session, and will begin to push you forwards in line with the plan we build for you! Twice a month, we'll have a structured review where we can assess, plan and progress.
Hopefully at the end of the initial 3 months you want to continue, but if you’re ready to spread your wings, all you need to do is provide one month's written notice.

£500 + VAT per month
