We are the proud co-founders of Cosi Living, an award winning Rent-2-Rent and HMO Agency in Liverpool.
We took on our first R2R property in June 2020 just as the country was just coming out of a second national lockdown. Looking back now it seems like a crazy decision, but I’m so glad we did it.
With limited capital to get started but a passion for property and business, R2R seemed a great fit for us. We learned everything we could about the strategy, wrote a business and we got to work! It wasn’t long before we found our first deal following the strategies taught inside The HMO Roadmap, and our first deal was a whopping 10 bedrooms!
We planned a light refurbishment to improve the property, but we did a lot of the work ourselves so we could stretch our budget as far as possible. At the time, agents and landlords across the country were struggling to fill HMO rooms, but we managed to renovate the huge Victorian property with very little previous experience, and fill all of the rooms in a matter of weeks!
As our business began to grow alongside our full-time day jobs, it wasn’t long before we decided to jump full time into our business. This wasn’t an easy decision, but with the support of The HMO Community behind us, we had the confidence we needed to start thinking bigger!
The rest, as they say, is history! With the help of Andy as our mentor, we have since grown our agency to over 250 rooms, we won The Best Master Lease Operator at The HMO Awards in 2022, and we recruited our first and second team members to help build our dream! Not bad for 3 years, right?
It’s fair to say that R2R has a stigma attached to it, but we truly believe that we are changing this for the better! It hasn't been easy, but we've experienced first hand how powerful this model can be if it’s done the right way!

HOW DOES IT WORK?
The R2R FastTrack is divided into two parts. The first is a condensed strategy session and the second part is a monthly support programme.
Strategy Session
We start with an in depth strategy session that enables both sides to understand and determine what you want to achieve, what limitations you face and what resources you have at hand. This session enables us to build your personalised roadmap which is what we'll take forwards into the second part of The R2R FastTrack.
£500 + VAT
Monthly Support
The monthly support programme will start 2 weeks after the strategy session, and will begin to push you forwards in line with the plan we build for you! Twice a month, we'll have a structured review where we can assess, plan and progress.
Hopefully at the end of the initial 3 months you want to continue, but if you’re ready to spread your wings, all you need to do is provide one month's written notice.
